These Terms and Conditions (“Terms”) govern your use of this website and the property advisory services of Black Rock Properties Georgia LLC (“Black Rock”, “we”, “us”). By using the website or our services, you agree to these Terms. If you do not agree, please do not use them.
1. About us
Black Rock Properties Georgia LLC is a limited liability company registered in Georgia under identification code 422774643. Our registered details can be checked in the Public Registry of Georgia. Contact: invest.georgia.guide@gmail.com, +995 555 364 174.
2. What we do
We help international and local clients find and buy residential and investment property in Georgia. Our services may include shortlisting developments, providing information and documents from developers, arranging viewings and video calls, introducing lawyers, notaries, banks and property managers, and supporting you through reservation, contract signing, payment and registration.
We act as an adviser and intermediary. We are not the developer or seller of the properties shown, a bank, a law firm or a licensed financial or investment adviser. Purchase contracts are made directly between you and the developer or seller.
3. Website information is not an offer
- Project descriptions, photos, visualizations, floor plans, prices, payment plans, completion dates and amenities come from developers and public sources. They are provided for general information and may change at any time without notice.
- Visualizations and renders are artistic impressions. The finished property may differ.
- Nothing on the website is a binding offer. Availability and final terms are confirmed only in writing, in the documents signed with the developer or seller.
- Prices shown in GEL, EUR or GBP are converted from developers’ USD prices at indicative exchange rates, which are updated regularly. The price in the contract applies.
4. Returns, rental income and investment risk
Figures such as expected returns, rental yields, payback periods or price growth are estimates provided by developers or based on past market data. They are not guarantees. Property values and rental income can go down as well as up and depend on the market, the developer, management, occupancy, taxes and currency movements.
You are responsible for your own investment decisions. We recommend that you take independent legal, tax and financial advice before you buy.
5. Residence permits, tax and legal information
Information on the website about residence permits, taxes, ownership registration and buying property as a foreigner is general and based on our understanding of the rules at the time of writing. It is not legal or tax advice. Rules and thresholds can change, and each case depends on your circumstances. Decisions on residence permits are made by the competent Georgian authorities, such as the Public Service Development Agency, and we cannot guarantee any outcome.
6. Fees
Any fee for our services, and whether it is paid by you or by the developer or seller, will be agreed in writing before the service starts. If we receive a commission from a developer or seller in connection with your purchase, we will tell you. No fee is payable by you unless you have agreed to it in writing.
7. Payments
- All payments for a property are made directly to the developer or seller, or through a bank or notary arrangement, using the bank details stated in your signed contract.
- We never ask you to send purchase money to the personal account of a Black Rock employee.
- If you receive payment instructions that differ from your contract, or that appear to come from us but look unusual, do not pay. Confirm them first by calling us on +995 555 364 174.
8. Your responsibilities
- Give us accurate, complete information and tell us promptly about changes.
- Read all reservation, purchase and other documents carefully before you sign, and ask for translations or independent advice if needed.
- Make sure the funds you use come from lawful sources and that you can provide documents if a bank, notary or authority requests them.
- Use the website lawfully and do not try to disrupt it, copy it in bulk or access it without permission.
9. Developers and third parties
We select developers carefully, but each developer is responsible for its project: construction, quality, completion dates, handover, warranties and its contractual obligations to you. Lawyers, notaries, banks, property managers and other providers are responsible for their own services, even when we introduce them. We are not responsible for their acts or omissions.
10. Our liability
We provide our services with reasonable care and skill. To the extent permitted by the law of Georgia:
- we are not liable for decisions you make based on general information on the website, for changes made by developers, or for delays, defects or failures of developers or other third parties;
- we are not liable for indirect or consequential losses, such as loss of profit, rental income or opportunity; and
- our total liability to you in connection with our services is limited to the amount of any fee you paid us for the service concerned.
Nothing in these Terms limits liability that cannot be limited by law, including liability for intentional misconduct or gross negligence, or your rights as a consumer under the Law of Georgia on Consumer Rights Protection.
11. Testimonials
Testimonials on the website were provided by our clients and reflect their personal experience. Results differ for each client and are not a promise of the same outcome.

17. Governing law and disputes
These Terms are governed by the law of Georgia. If a dispute arises, please contact us first and we will try to resolve it amicably within 30 days. If it cannot be resolved, it will be decided by the competent courts of Georgia. If you are a consumer living in another country, this does not take away the protection of mandatory consumer laws of that country.
